Amazon is planning to develop a $1 billion fulfillment center on 140 acres in Holbrook. 2 million-square-foot building, with ceilings as high as 76 feet. The Holbrook center, which will also have a sub-same-day fulfillment center in an attached wing, will contain advanced robotics to sort and move packages, according to Brad Griggs , a director of economic development at Amazon. The e-commerce giant submitted an application for the project dubbed Project Sunrise to the Town of Islip Thursday and will eventually seek economic incentives from the Islip Industrial Development Agency.

Griggs said the new center would create 1,000 full-time jobs. “We’ve been working on this project for quite some time,” he told LIBN. ” The Holbrook site was originally proposed for a mixed-use development called Islip Pines, first pitched by developer Serota Properties in 2008. The project never came to fruition and Serota sold the property to Indianapolis-based Scannell Properties in 2021 for $150 million. Amazon is close to entering a purchase contract with Scannell for the site, and Scannell, which has been developing distribution and warehousing facilities for e-commerce clients throughout the country for many years, might be involved in developing the proposed Amazon complex.

The complex planned for Holbrook would be Amazon’s largest by far on Long Island , where the company currently occupies nine facilities totaling over 1 million square feet. “We’re planning to build the largest operations facility on Long Island that will bring about 1,000 full-time jobs to the community, where employees will work alongside advanced robotics and technology. ” The new Holbrook facility would have solar panels on its roof and Amazon will be pursuing LEED certification for the building. Amazon will be coordinating with New York State, Suffolk County and the Town of Islip on the project, which will include major technology improvements to the Veterans Memorial Highway Corridor from the Long Island Expressway to Sunrise Highway.

Amazon is also exploring the expansion of Nicolls Road, adding a third lane from Sunrise Highway to Patchogue-Holbrook Road. The company will also contribute funds to expand and upgrade the county’s Parkland Sewage Treatment facility. Once all approvals are secured, the Holbrook Amazon complex will take 18 to 24 months to build.
