For friend of mine. Where should she look? Broker? Us bank not competing on rates like they should. Bloated overhead, management pressure to originate more deals at uncompetitive rates. All self sourced business in WA. Anywhere in particular she should look? Her core mix is high bal and jumbo FR and ARMs as we’re in VHCOL area. Shes losing 80%+ of her deals per month with US Bank rates for ARM, 2-1 bd, fixed, all uncompetitive.

  • “in my opinion if her products are mostly high balance and jumbo with a lot of ARMs, moving to the broker side may not be the move (which is what I’d otherwise often recommend for someone self gen). The wholesale side just doesn’t have a whole lot of super competitive options when it comes to jumbo and ARMs. Jumbo and ARMs are two areas that the bigger banks and some CUs tend to be really aggressiv”

  • “You have to stay on the bank/credit union side for jumbo. People saying go broker are idiots if that is your book of business. The issue is most banks/credit unions on the jumbo side go in and out of the market. US Bank hasn’t had great jumbo rates for a long time though.”

  • “If they are not providing her with leads, and there not even competitive on rates, why would she ever stay there? The market sucks right now. But any time I had any of my borrowers inform me they have a competing LE from US Bank, I knew with 100% certainty I was winning that deal. Not just rates, but cost too.”
