The property is located 63 St. Anthony Parkway in Minneapolis' Columbia Park neighborhood. The building is just shy of 154,000 square feet, according to a Catylist listing. Fountain and Midloch have held the property since 2021 when they purchased it for $12 million. Mike Wilhelm, principal at Fountain, said in an interview that the property had reached the end of its cycle for the two investment groups. They waited for the current tenant's lease to expire and sold it to Xcel afterward. "We had owned it for five years and that was our planned investment horizon, so timing matched up nicely with the marketplace and we decided it was time," Wilhelm said. With its $15 million price tag, the price per square foot works out to about $97.44.
