What you’re really looking for is a broker to find that lender that hasn’t moved rates in lockstep with the market. Which may be a bank, credit union or one of my correspondent life companies. If you refinance at 6%, for example, that's about $40k more in annual interest than you're paying at 3.8% on the same balance. 10% rent increase adds $24.2k annually, so even that doesn't fully offset the higher interest expense”
