My opinion is dont bid the job. Bidding it just strengthens the GC idea that they can do this moving forward.

  • [comment u/foysauce] I was a mechanical PM. Then, I was hired by a GC, in part, to help them buy long lead time equipment (generators, chillers, AHUs, whatever Johnson Controls bullshit is long lead as of today).

  • “Fairly common in HVAC. The customer knows theres million of dollars of HVAC equipment and depending on the amount of equipment Im marking it up 5%-15%. When they do "owner provided" equipment I just increase the margin on my labor as the risk for my project has gone up due to there being no equipment buffer.”

  • “I find the rough value, and put in the mark up. I've made the same suggestion to my competition as well, as I try to stay in a lane where im on a short list. Maybe I price myself out sometimes, but the industry change needs to happen somewhere and ill jump on that grenade.”
